Nevada tax sales: the season preview
What's actually for sale
Nevada sells tax deeds. Buyer receives a treasurer's deed and immediate ownership with no post-sale redemption, but a quiet-title action is routinely needed for insurable title. Minimum bid is the greater of delinquent taxes/penalties/interest/costs or assessed value in Washoe County practice; excess proceeds must be claimed within 1 year of deed recording (NRS 361.610).

The clock you're investing against
Sale schedule: County sales vary; at least annually in most large counties, typically spring — Clark County usually spring with a possible fall sale, Washoe County usually April
Redemption: No post-sale redemption. After the treasurer takes the property in trust, the owner has 2 years to redeem (1 year if the property is deemed abandoned), and may still obtain reconveyance until 5 p.m. on the third business day before the treasurer's sale (NRS 361.570, 361.585). Clark and Washoe counties deed property into the treasurer-as-trustee after 3 consecutive fiscal years delinquent (NRS 361.585, 361.590).
Where the sales happen
Bid4Assets (many counties, e.g. Nye and Douglas), In-person treasurer trustee auctions (e.g. Clark and Washoe counties), County treasurer online portals. Lists post on the county's schedule, change as owners redeem, and registration typically closes before sale day — the investors who see the list first set the market.
