How tax sales work in Pueblo County, Colorado

Colorado law controls every tax sale in Pueblo County — the county runs the sale, but what is sold, what it pays and how long the owner can redeem are all set by the state:

What Colorado sellsTax lien certificates
Interest / penaltyFederal discount rate (Federal Reserve Bank of Kansas City) in effect Sept. 1 plus 9 percentage points, rounded to the nearest whole percent, set Oct. 1 and fixed for the life of the certificate (C.R.S. §39-12-103) — e.g. 14% for certificates in the Oct. 1, 2025-Sept. 30, 2026 period, 13% announced by El Paso County for its 2026 sale (a county announcement; the statewide rate is whatever the formula sets each Oct. 1). Interest accrues only on taxes/subsequent taxes, not on any premium bid
Redemption periodOwner may redeem at any time before issuance of a treasurer's deed / completion of the treasurer's deed public auction; the lienholder may apply for that auction no sooner than 3 years from the date of the tax lien sale (C.R.S. §§39-12-103, 39-11.5-102)
When sales happenAnnual county treasurer tax lien sales in the fall, typically October-November (most counties in November)
Governing lawColorado Revised Statutes Title 39, Articles 11 and 12 (§§39-11-101 et seq., 39-12-103) and Article 11.5 (§§39-11.5-101 et seq.) for treasurer's deed auctions

Premium bidding: the winning premium over the lien amount is not refunded on redemption and earns no interest, so effective yield is below the headline rate. HB 24-1056 (eff. July 1, 2024) replaced automatic issuance of a treasurer's deed with a public auction of a certificate of option for treasurer's deed, so surplus value can return to the former owner.

The process, step by step

1 · The list publishes. Colorado sales run on this rhythm: Annual county treasurer tax lien sales in the fall, typically October-November (most counties in November) The county's sale list — the parcels actually being sold — is published ahead of the sale by the county office that runs it, and in many Colorado counties also through the state's sale channels (Online via RealAuction, GovEase, SRI Inc., and Zeus Auction depending on the county; some counties still hold in-person sales — see the Colorado County Treasurers' association sale list for the county-by-county split).

2 · Register and fund — before sale day. Registration and bidder deposits are handled by the county or its sale platform and close before the sale, in most counties the day before. The amount and ID requirements are set in the county's own sale notice, not in state law — confirm them on the current published notice before you rely on them.

3 · Research every parcel. Compare the taxes owed against assessed value and recorded sales, check property type and occupancy signals, and price in the state's redemption rule above: it decides whether your money comes back with the statutory return, or your path runs to the property itself.

4 · Bid the number you wrote down. Set your max bid (deeds) or floor rate (liens) from the research, before the sale opens. The state's return is paid on the tax obligation — not on whatever extra a bidding war adds on top of it.

5 · After the sale. Owners redeem inside the window above; lists change as they do. Track the parcels you care about, because a watched property redeeming or withdrawing is information you want before — not after — you wire a deposit for the next sale.
