Kootenai County, Idaho tax sales
How tax sales work in Kootenai County, Idaho
Idaho law controls every tax sale in Kootenai County — the county runs the sale, but what is sold, what it pays and how long the owner can redeem are all set by the state:
| What Idaho sells | Tax deeds |
|---|---|
| Interest / penalty | n/a |
| Redemption period | County takes a tax deed after taxes are 3 years delinquent (Idaho Code §63-1005, hearing §63-1006). The record owner / party in interest may then redeem for up to 14 months after the tax deed issues, or until the county enters a contract of sale / transfers the property, whichever is earlier (§63-1007). No redemption against a buyer after the county auction sale. |
| When sales happen | Tax deed hearings typically in May; county commissioners must auction tax-deeded property no later than 14 months after the deed (§31-808) — county auctions commonly in summer/fall and vary by county |
| Governing law | Idaho Code §§ 63-1003 to 63-1013 (§§ 63-1005, 63-1006, 63-1007, 63-1009) and § 31-808 (county sale of tax-deeded property) |

Idaho sells no lien certificates: the county deeds the property to itself first, so the investor's counterparty and timeline are the board of commissioners, not a certificate sale. Delinquent interest is 1% per month to the county; excess sale proceeds are apportioned to parties in interest and then the former owner under §31-808.
The process, step by step
1 · The list publishes. Idaho sales run on this rhythm: Tax deed hearings typically in May; county commissioners must auction tax-deeded property no later than 14 months after the deed (§31-808) — county auctions commonly in summer/fall and vary by county The county's sale list — the parcels actually being sold — is published ahead of the sale by the county office that runs it, and in many Idaho counties also through the state's sale channels (Mixed: in-person courthouse auctions in many counties; Public Surplus (e.g. Bonner County); Bid4Assets (e.g. Ada County)).
2 · Register and fund — before sale day. Registration and bidder deposits are handled by the county or its sale platform and close before the sale, in most counties the day before. The amount and ID requirements are set in the county's own sale notice, not in state law — confirm them on the current published notice before you rely on them.
3 · Research every parcel. Compare the taxes owed against assessed value and recorded sales, check property type and occupancy signals, and price in the state's redemption rule above: it decides whether your money comes back with the statutory return, or your path runs to the property itself.
4 · Bid the number you wrote down. Set your max bid (deeds) or floor rate (liens) from the research, before the sale opens. The state's return is paid on the tax obligation — not on whatever extra a bidding war adds on top of it.
5 · After the sale. Owners redeem inside the window above; lists change as they do. Track the parcels you care about, because a watched property redeeming or withdrawing is information you want before — not after — you wire a deposit for the next sale.
