How tax sales work in Vigo County, Indiana

Indiana law controls every tax sale in Vigo County — the county runs the sale, but what is sold, what it pays and how long the owner can redeem are all set by the state:

What Indiana sellsTax lien certificates
Interest / penaltyPremium (overbid) auction; return is penalty-based, not a bid interest rate. On redemption the owner pays 110% of the minimum bid if redeemed within 6 months, or 115% of the minimum bid if redeemed after 6 months and within 1 year (i.e., a 10% or 15% penalty on the minimum-bid portion), plus 5% per annum on the portion of the purchase price above the minimum bid and 5% per annum on subsequent taxes paid by the buyer, for sales after June 30, 2014 (IC 6-1.1-25-2). The overbid principal itself is returned on redemption; it is not forfeited.
Redemption period1 year from the date of sale (IC 6-1.1-25-4); only 120 days for certificates acquired by the county commissioners (county-held certificates) and for certain purchasing agencies.
When sales happenAnnual county tax sales in the fall, mostly September-October; unsold certificates later go to a commissioners' (county executive) certificate sale, typically in the following winter/spring.
Governing lawIndiana Code 6-1.1-24 (tax sale) and 6-1.1-25 (redemption and tax deeds), esp. IC 6-1.1-25-2 and IC 6-1.1-24-6.1 (commissioners' sale)

The buyer must petition the court for a tax deed within 6 months after the 1-year redemption period expires or the lien terminates (IC 6-1.1-25-7). Amounts bid above the minimum bid that exceed what is owed on redemption go to the tax sale surplus fund, claimable by the owner, not kept as buyer profit beyond the statutory 5% per annum.

The process, step by step

1 · The list publishes. Indiana sales run on this rhythm: Annual county tax sales in the fall, mostly September-October; unsold certificates later go to a commissioners' (county executive) certificate sale, typically in the following winter/spring. The county's sale list — the parcels actually being sold — is published ahead of the sale by the county office that runs it, and in many Indiana counties also through the state's sale channels (SRI Tax Sale Services (SRI Inc.) runs most county sales, online via Zeus Auction (zeusauction.com) or in-person; some counties (e.g., Marion County in some cycles) have used GovEase.).

2 · Register and fund — before sale day. Registration and bidder deposits are handled by the county or its sale platform and close before the sale, in most counties the day before. The amount and ID requirements are set in the county's own sale notice, not in state law — confirm them on the current published notice before you rely on them.

3 · Research every parcel. Compare the taxes owed against assessed value and recorded sales, check property type and occupancy signals, and price in the state's redemption rule above: it decides whether your money comes back with the statutory return, or your path runs to the property itself.

4 · Bid the number you wrote down. Set your max bid (deeds) or floor rate (liens) from the research, before the sale opens. The state's return is paid on the tax obligation — not on whatever extra a bidding war adds on top of it.

5 · After the sale. Owners redeem inside the window above; lists change as they do. Track the parcels you care about, because a watched property redeeming or withdrawing is information you want before — not after — you wire a deposit for the next sale.
